How tedious and boring is searching for property?

All the sites look the same, even our ‘old’ site.

You know what I mean… Small pictures, the typical 6 shots and some descriptions that nobody reads. I mean, things like:

Lounge: 10′ x 12′ - UPVc double glazed window to rear, radiator, flickerflame gas fire

- STOP!

I can’t take anymore…

I’ve been doing this for nearly 20 years and for the best part of a decade nothing’s changed.  It’s as though estate agency had a leading role in ‘Life on Mars’ - Straight out of the past but without all the cool stuff, man.

With a little bit of poking, prodding and tweaking - as well as a lot of input from our clients - We’ve hopefully achieved the impossible, a business model which not only brings a smile to everyone’s faces and a tear to the eye, but works for buyers, sellers and me (the agent).

- Maybe I’m living proof that it’s not just mules known for their stubborness.

But alas, it’s not all down to me, I just came up with the brilliant idea. My techno-mumbo-jumbo partner was the one who’s lost sleep, fingernails, hair (sorry Jon) and some sanity trying to get everything to come together so I can just get on with it.

…And rightly so.

But it’s not all bad for him, stress is the worlds best diet - He hasn’t looked this good in years.

So - back to business…

If you’d like to make this as fun as it can be, I’m up for the challenge.  But there’s a few caveats to understand before we cement our relationship.

  • I’m hard working, honourable and honest - And I’m pretty good at negotiating a fair price for all involved.

  • I won’t tell you what I think you want to hear - You’ll just get the truth.

  • You’ll do what I say, when I say it - Only joking :)

  • You’ll get my personal contact details, and I’ll be available well after ‘normal’ working hours.

  • When problems arise with your sale (and don’t let anyone tell you they won’t), I will make it my responsibility to liase with whoever I need to, down or up the chain, to rectify the situation.

  • I personally guarantee, right now, if you are unhappy with any part of the service and I am unable to make you feel any better - Then you are free to leave and go to another agent immediately.

Not It’s your turn…

If you choose me to represent you in your sale, I’d appreciate:

A clean and tidy house when I conduct viewings - I’m fed up with hanging up clothes, putting on the Marrigold’s and carrying round a pinny in my jacket pocket.

You take me at face value and not think of me trying to do my utmost to screw you for the best price - I work for you, you’re my boss, and if you’re unhappy you won’t recommend me to any of your friends.

When I put forward an offer to you, you take the time to find out the offerers situation - So many great sales have been lost because this wasn’t done. For example a full asking price offer made on a property from the first viewer was rejected.

…Because it was the first offer?

Three months later and the property is still on the market with other offers £5-10,000 lower. When you realise the first viewer, who offered the asking price,  had lost three houses previously because they’d made offers, this time they weren’t going to miss out so offered full asking price to secure the sale. It’s not just the offer, but the situation that’s important.
