The 14th of December is looming large and all 1 and 2 bedroom
properties marketed after this date will require a Home information
pack.
Although
most agents agree that the majority of buyers are showing very little
interest in HIP's they do, at least, show some financial
commitment from anyone looking to sell their home.
Since
we at Dominic James revised our fee structure at the beginning of
November the response from sellers has been phenomenal. At last, a fee
that is not based on the value of their property!
A
recent survey of over 1200 home movers, carried out by thinkproperty,
concluded that around 75% said they would like to see agents forced to
charge a standard commission fee by the Office of Fair Trading
or other watchdog organisation.
So it's no wonder our approach is being so well received. (Agents, why wait until you're forced!!)
What
has surprised me more is the response from buyers! I've received
comments from buyers saying because our sellers have paid our upfront
marketing charge, as well as paid for a Home Information Pack, the
sellers we act for must SERIOUSLY want to sell!
(Buyers LOVE dealing with serious sellers).
So,
another benefit that we hadn't even thought of! It just goes to show
that even after 20 years in this business there's always something new
to learn!
